An Evening at the Beach

If you need a nice reprieve from winter’s dreariness, the No Bones Beach Club is one possible place to hang out.  Tucked into a narrow space one half block south of Mighty-O Donuts off Market St. in Ballard, No Bones serves vegan food in a relaxed tiki bar environment. Subdued lighting, palm fronds, colorful hanging lanterns, surf boards, and tiki god masks create a Polynesian, or coastal feel. A place to confide in a friend or friends over snacks or a drink, or even meet a date (as witnessed by the sharp-dressed couple occupying one corner).

On weekends, one can choose something off their brunch menu, or in the late afternoons and evenings most days, there are snacks, sandwiches, salad, fried avocado tacos, as well as other grub and cocktails (both alcoholic & non-alcoholic) to choose from. On the snack menu, the Cauliflower Wings have a nice crunch and come in two tasty varieties: coconut buffalo flavor with a spicy kick to dip in ranch sauce, or ginger sauce which has a sweeter taste. Another snack that appeals even to this confirmed meat & cheese lover is the Northwest Nachos, which are smothered in fresh ingredients, drizzled with a delicious mild cashew & smoked poblano queso, then topped with abundant cilantro.

The relaxed ambiance seemed to extend to our server as well. She was friendly and helpful, and didn’t give the feeling one had to rush to leave, even on a busy Saturday night.

Each month, No Bones Beach Club contributes part of what they earn to different animal rescues. So you can feel good about taking a break at the beach on a chilly winter’s evening.

Ballard’s Busy Intersection Makes the List

According to a recent story by the Seattle PI, the intersection of NW Market Street and 15th have NW is one of the most dangerous crossings for pedestrians in Seattle. The list (that you can find here) stated that over the past three years there has been four reported accidents at this one intersection. The collisions were recorded by the Department of Transportation and based off of the location descriptions given by the responding police officers.  While a reason as to why this Ballard intersection has more accidents than most was not provided, the high volume of traffic and large number of lanes to cross surely plays  a role.

 

Seattle Apartment Vacancy Rate at All Time Low Now, but Will Ballard be Overbuilt?

Ballard Hjarta IIAccording to a Seattle Times article, apartment vacancy rates in Seattle are at an all-time low. In the past few years, the Seattle rental market, especially in Ballard, has shifted from a tenant-market to a landlord-market. What does that mean for people searching for apartments? High rents.

Using the basic economic theory of supply and demand, there hasn’t been much new supply. The amount of new apartments is one-third of what was offered in 2009. Additionally, demand is higher, MUCH higher. People who can afford houses are fearful to buy, so they are staying in apartments, despite the evidence that it may be more affordable to buy. Additionally (and this is my own theory), the economy is picking up, meaning more young professionals can afford to move out or live with fewer roommates than before. Demand has skyrocketed and that has caused the Seattle vacancy rate to be under 5%! The higher rents are definitely noticeable in Ballard.

Fortunately, Ballard is working hard to meet that demand. It is impossible to not see the cranes that dot the horizon as you look across Market or look up 15th or 24th. Tenants should feel some rent relief in the next year or so. However, some are worried that Ballard may be overbuilt. In my opinion, I think people will continue to flock to the neighborhood. But I’ve said that in previous posts. What do you think?

Safer Biking Becoming More Likely in Ballard

Are you a cyclist? If so, you’re probably aware that the Ballard District Council is working to make biking and walking safer in our neighborhood. Not too long ago, the Seattle Department of Transportation approved greenways throughout the city, including Ballard, in an effort to promote safe bicycling and walking in the city. According to the Ballard Greenways website, greenways are “slow, low-traffic streets connecting parks, libraries, schools, and businesses for pedestrians and bicyclists who need safe and comfortable routes through the City.” Ballard’s greenway would go along 58th Ave NW from 6th Ave to Golden Gardens. If adopted, it will create a safe east-to-west bicycling option in the heart of Ballard!

However, this route still poses challenges, as 58th St NW crosses multiple busy roads (8th Ave, 15th Ave, 20th Ave). So, it may require a Neighborhood Project Fund grant to make those crossings a bit safer for bicyclists and pedestrians.

SDOT staff, Peter Hahn and Dongho Chang, will be there to answer greenway questions. The meet-up is on Thursday, March 22nd from 6:30 PM to 8:30 PM. Ballard Coffee Works Will Open March 24th

If you’ve been out and about in Ballard, I’m sure that you’ve noticed progress being made on the former Tully’s space on 22nd and Market, otherwise known as the future Ballard Coffee Works space. As I mentioned in a previous blog, Seattle Coffee Works will be expanding and building a new store in that location. Last Sunday, I saw people painting the store frames, prepping it for opening. But, when will I be able to get my Ballard coffee fix?!

According to the Ballard News-Tribune, the Ballard Coffee Works is scheduled to open Saturday, March 24th. I cannot wait to sit inside and try a cup of its gourmet coffee. Top Ten Restaurants and Bars in Ballard of 2011

As a Ballardite who lacks an inner Julia Child, I find myself eating out a lot. Fortunately, Ballard is home to a large variety of restaurants, so I’m never bored. One Ballard couple took it upon themselves to eat and review every single restaurant and bar in Ballard. This is quite a feat, as our neighborhood has a lot to offer. One year later, they had made their top 10 list. Here is the list with links to each restaurant:

I’ve reviewed La Carta de Oaxaca and agree that it is absolutely delicious. Looking at this list, I’m honestly embarrassed that I haven’t been to many of these delicious places! Where have I been eating? It looks like I have a mission!

Ballard to See Changes to its Bus Route

Ballardites, if you take the bus, pay attention. According to the Ballard News-Tribune, Ballard will be receiving a Rapid Ride, known as Rapid Ride D. It’ll make for a fast connection from Ballard to downtown Seattle, similar to the 15X, but with different stops and at all normal bus hours. The Rapid Ride D line will be slower than the 15X, but will offer more frequent service, better facilities, and more. Fortunately, the Ballardites spoke loud and clear at a recent Metro meeting, and the 15X will be kept, along with the Rapid Ride D. However, the local 15 route will be replaced with the Rapid Ride line D.

Stay tuned for updates on how the Rapid Ride D will impact other bus routes in the Ballard area. As of right now, the plan is for the 18 route to go through Fremont, Route 24 will change, and Route 46 will be eliminated. I’m eager to see the impact that the Rapid Ride will have on Ballard.

Congrats to the Best Farmer’s Market in the State – The Ballard Farmer’s Market

The votes are in! According to the Seattle Weekly, the best farmer’s market in the state of Washington is none other than Ballard’s own Farmer’s Market. This is the second year in a row that the Ballard Farmer’s Market has won this award. Held every Sunday, rain or shine, the Ballard Farmer’s Market is fantastic. It boasts great-tasting, varied produce throughout the year, even in the winter, and I always love picking up the soap there too. Along with having fantastic offerings year-round, it’s also in a supreme location, in the heart of Ballard on Ballard Avenue. In the summer months, I like to swing by Vera’s for breakfast, stroll around the Farmer’s Market, pick up a slice of wood-fired Veraci pizza, and enjoy the crowd.

Amber Den to Open in Ballard in February

Amber Den is opening in Ballard in February. Located at 1556 N.W. 56th St., the Amber Den will focus on serving fine wine, craft beer, and Mediterranean small plates in a comfortable atmosphere. Owner Nick Simonton is hoping to allow people to appreciate fine foods while in a relaxed atmosphere. For more info, please visit its website, Facebook, or Twitter.

In my opinion, this is a fantastic idea for a Ballard restaurant. In a city where we wear gortex to the nicest Seattle restaurants, Amber Den epitomizes the personality of Seattleites. I’m excited to see this place open up in my neighborhood and can’t wait to try it out. It’s also in a nice, developing area of Ballard that currently has a lot of open spaces. Neighboring spaces will be important to Amber Den’s success, as a way to draw people away from Ballard Avenue and toward this location. To see the open spaces, view them here.

Ballard Bank Approved for New Building

Ballard Hjarta IIThe DPD has approved plans to replace the Ballard building at 2020 NW Market, home of the Washington Federal Savings and Loan Building. The new Washington Federal Savings and Loan Building in Ballard will keep the same address, but designs show a 9,000 sq.ft structure with parking for 13-14 cars. EHS Design describes the early structure designs as “a new old building” and that it will be a “nice backdrop to the Carnegie [Library].”
